Mumbai real estate: Co-founder of QiCAP.AI Amit Rathi buys luxury apartment for ₹90 crore in India’s tallest building

Amit Rathi, co-founder of QiCAP.AI, has purchased a luxury apartment worth ₹89.91 crore in India’s tallest building, Palais Royale in Mumbai’s Worli, according to the property registration documents accessed by Zapkey.com

The documents show that the apartment was purchased on the 62nd floor of India’s tallest building, which is around 320 metres in height, in Central Mumbai’s Worli.

According to the documents, the apartment has a built-up area of 7,685 sq ft and was purchased at ₹1.17 lakh per sq ft.

The documents show that Amit Rathi purchased the apartment and five parking spaces.

The transaction registered on March 22, 2025, was subject to a stamp duty of ₹5.39 crore and a registration fee of ₹30,000.

According to Amit Rathi’s LinkedIn profile, he is a co-founder of QICap, a global quantitative multi-asset trading and investments platform. He was earlier a non-executive director of Anand Rathi Wealth but resigned in 2022.

An email query has been sent to developer Honest Shelters Pvt Ltd and Amit Rathi could not be reached for comment. The story will be updated if a response is received.

Last year, financial expert Anand Rathi and family added three luxury apartments to their real estate portfolio, purchased for ₹98.94 crore in Mumbai’s upscale Worli locality.

All about India’s tallest buildings

The project has been delayed for over a decade but is now nearing completion. Although it was launched in 2007, it has been in the making for 17 years now, as multiple challenges have stalled construction in the past.

In 2011, Lokhandwala Infrastructure launched another residential project over 300 meters tall, Minerva, facing the Mahalaxmi Race Course. According to a Hindustan Times report completed in 2023, it stands at 301 meters.

In November 2023, the listed real estate firm MICL launched the project Aaradhya Avaan at Tardeo in southern Mumbai. The project has a planned height of more than 1,000 ft, or just over 300 meters. According to data from CBRE India, a real estate consultancy firm, the current tallest building in the country is Lodha World Towers, which is around 918 feet tall.
