IBM leases 1.1 lakh sq ft of office space from Table Space in Bengaluru


IBM has leased approximately 1.1 lakh square feet of office space from Table Space at DivyaSree Greens, a custom-made campus located on Inner Ring Road in Bengaluru, sources told HT.com.

Originally developed as a custom-built campus for Dell, DivyaSree Greens was constructed in phases to enable Dell to consolidate its operations from multiple locations into a single site. The campus is currently home to several prominent occupiers, including Dell, TableSpace, PayU, Progress, and Atlassian, they said.

Table Space Suites offer a premium, ready-to-move-in managed offices. With zero setup time, enterprises can commence operations within days of signing a lease, the company’s website showed.

Earlier this month, Danish company Topsoe had moved its India operations from Faridabad to Noida by leasing 75000 sq ft of managed office space from Table Space at DLF Tech Park.

A report published in January had said that Google had entered into an agreement with Table Space to lease 5.5 lakh sq ft of office space in Gurugram with an additional option for 2 lakh sq ft expansion with the company.

Last year in August, IBM India Private Ltd had leased 8.3 lakh square feet of office space in Bengaluru for a period of 10 years at a starting monthly rent of 140 per square feet, property registration documents accessed through real estate data analytics platform Propstack showed.

As per the documents, the leased premises include multiple floors spread across Blocks A, C and D of Embassy GolfLinks Business Park in Domlur. The three buildings are named Cypress Point, Pacific Dunes and Peach Tree, respectively.

IBM had also entered into a deal with realty developer Midas Projects, for access to 1.06 lakh square feet of office space spread across two floors in Divyasree Orion, a 26-acre campus in the prime Gachibowli area of Hyderabad last year.

The company paid a monthly rent of 70.23 lakh as part of the five-year lease that commenced on April 15, 2024. Terms of the deal include a 4% escalation in rent after every 5 years, documents accessed through Propstack showed.
